Hello everyone. I thought I would put together a ROI (return on investment) spreadsheet, so all owners could find out what the best way of going about construction is, now that the season is under way.

I took a few minutes out of my night to created the numbers in a Google Spreadsheet for anyone/everyone interested in seeing the various return rates on Construction items, and Expansion Items.

This list isn't comprehensive, or exhaustive (as no one has got the 200-Corner and Sideline seats yet). However, it should give you a good idea on what kind of return you'll get.


So a quick few Q&As:

Q. Should I construct seating, or expand what I currently have?
A. Most every case, constructing your seating gives you a much better return on your investment (usually double). However, construction only can happen in the offseason, limiting when you can do it.

Q. Should I buy expansion seating at all, during the normal year? Upto what home game can it be worthwhile?
A. It's up to you to deem it worthwhile. Check my charts, divide by 8, then multiply by your number of home games to find your ROI for your situation. What is it worth to you? Personally, after Home Game #3 (of 8), returns seem to be kinda...Not worth it.

Q. How fast does Expansion or Construction Seating take to build?
A. Constructed Seating, the massive $1m+ projects that add a part to your stadium, are only completed during the offseason (ie, after the playoffs). Expansion seating is built instantaneously when you buy it.
When in Offseason, it takes 1 day to complete the construction. However, to my knowledge, it's the last night of offseason...So if you've built construction, it should get done by Day 0, of the next season. So because of this, you cannot add a second layer incase you've bought everything.

Expansions are built the second you confirm the purchase...So buy expansion seating wisely, as you cannot sell it back!

Q. What are maximum seating capacities for <insert area>?
A. Check the chart. It has min/max numbers.

Q. When can I start selling tickets for my games? What about Playoffs?
A. Every night during regular season, at the same time your players get XP. For playoffs, it's 2 days before each playoff game.

Q. How much do I make per person on concessions at default pricing (so I know what you calculated with)?
A. I used my own stadium's income of roughly $10.50 per person, per game - this was my default pricing, and was rather stable. However, since then, I have jacked my prices up to 1.2x the normal cost (roughly $110 for a jersey). This has increased my income from concessions to roughly $15.00-$16.00 per person per game.

So, if I am understanding this correctly, it would be best to build the 100 level corners and endzone first, then expand the first level sideline, then build the 200 level sideline and expand its club seats.

Sounds good to me.

MrStickball, great info and thanks for the work/sharing.

The only question I have is...what were your baseline figures in terms of ticket prices? I am assuming that you operated under the assumption that 100% of built seats would be sold in every game, for the expected price.

I think that expansion ROI would be dependent on a couple of things: how many of each seat category you sell, and how much each seat is sold for.

Expected prices for seats vary from league to league, and each owner sets the actual price. Sales are effected by community support, price, and wins/losses, right?

So, the ROI could be drastically different based on an increase or decrease in sale price (when protracted over the course of many seats and games). The same change in ROI % could be noted if all seats were not sold.

Just my thoughts

I just realized (and you guys have probably already figured this out, haha) that the unspoken benefit in all of this is Concession Sales. The more seats you have earlier on, the more you can maximize on Concessions.

The concession issue slightly skews the numbers towards offseason purchases because you're paying less per person ($1000/person for added normal seats, $543.48/person for corner or endzone additions) to get them to the stadium. And while the actual person pays less for a ticket in the additions (which you've calculated), more people = more concessions. I'm not sure how much of a factor it is, but it's something to keep in mind.

How long does adding seats take during the season? If i'm adding 1000 seats today when will that be ready? Tomorrow? Next week?
